What's Opening in Valencia This Summer, From River Oaks to the Town Center Reboot

If you moved into Valencia five or ten years ago, you probably watched Valencia Town Center slowly drift out of your weekend rotation. Old Town Newhall got the block parties, Bridgeport got the walking routines, and the mall became somewhere you cut through on the way to Target. That version of the story is quietly ending. Between April and September of 2026, Magic Mountain Parkway is being reprogrammed on both sides at once, and the result is a new center of gravity for how residents eat, shop, and spend a Saturday night.

The pattern matters more than any single opening. Centennial is layering ten new tenants into the Town Center while the Yard House at River Oaks and the CAVA on McBean fill in the surrounding blocks. Add the City's Fourth of July fireworks and the ten-week summer concert series at Central Park, and the neighborhood's summer footprint fits inside a very small radius.

The River Oaks Side of Magic Mountain Parkway

The Yard House opened its Valencia location on Sunday, April 19 at the River Oaks Shopping Center, on the pad that used to house Mimi's Cafe. The building was fully demolished and rebuilt for the new tenant as part of the ongoing refresh of the River Oaks commercial area on Magic Mountain Parkway. The chain is known for a long draft-beer list and an American fusion menu, which slots River Oaks squarely into casual-dinner-and-a-drink territory it did not previously anchor.

A short drive south on McBean Parkway, the CAVA at 27055 McBean brings a fast-casual Mediterranean option to the corridor near College of the Canyons and the medical campus. It is a lunch-crowd play as much as a dinner one, and it has been well received by the CSUN- and COC-aged demographic that already treats McBean as a daily route.

Neither of these is a destination restaurant on its own. Together, they change the math on whether you get in the car for dinner in Valencia at all, or drift toward Westfield Topanga or the Westlake corridor instead.

What Centennial Is Actually Building at the Town Center

The bigger story is at Valencia Town Center itself. Centennial, the Dallas-based developer that bought the mall in 2023, announced in late April that it is adding more than 175,000 square feet of new dining, entertainment, and lifestyle tenants, with several marquee openings scheduled through the summer and the rest phased into 2027. The announcement confirms ten new brands.

The lineup, in the order that will most reshape your weekend:

  • Round1 Bowling & Arcade, a 125,000-square-foot entertainment complex with bowling, professional-grade billiards, karaoke, and arcade games imported from Japan. This location introduces Spo-cha, short for Sports Challenge, along with a YUU Japanese Food Hall built into the same footprint.
  • KPOT Korean BBQ & Hot Pot, the communal all-you-can-eat concept that has been filling parking lots across Southern California for the past two years.
  • Bushfire Kitchen, a health-forward casual restaurant that already draws a regular crowd in Temecula and Carlsbad.
  • Slice House by Tony Gemignani, from the twelve-time World Pizza Champion, offering New York, Detroit, Grandma, and Sicilian styles from a single menu.
  • Wafflecomb, a dessert shop built around Hong Kong-style bubble waffles paired with soft-serve.
  • Pharmacy Boardshop, a Southern California skate retailer running since 1997.
  • Expanded J David for men's tailoring, an expanded Pandora, and a newly renovated Lululemon.

Michael de Leon, the Town Center's general manager, framed it in the announcement as "curating experiences" rather than adding stores, pointing specifically to Round1 and KPOT as anchors for the family-oriented energy the mall is chasing. The tenant list reads like a deliberate answer to the Topanga and Glendale Galleria crowd Valencia had been losing on Friday nights.

Two things stand out if you already live here. First, Round1's 125,000-square-foot footprint is roughly the size of a big-box anchor, and it will singlehandedly bring a nighttime foot-traffic pattern back to a wing of the mall that has run quiet for years. Second, YUU Japanese Food Hall is tucked inside Round1, which means the mall is getting a food-hall format without needing a dedicated food-hall build-out. That is a much faster path to opening than the ground-up projects other suburban centers have tried.

The Summer Calendar Still Runs Through Central Park and Town Center

The city's programming has not moved, and this year it lines up with the retail changes in a way that makes the whole east side of Valencia feel busier than it has in a long time.

The Fourth of July Fireworks Show is at Valencia Town Center on Saturday, July 4 at 9:15 p.m., with the audio broadcast live on KHTS AM 1220 for people watching from their driveways. The parade rolls through Old Town Newhall earlier the same morning at 9 a.m. The city's summer guide confirms both times.

Concerts in the Park, presented by Logix Federal Credit Union, returns to Central Park every Saturday from July 11 through August 29 at 7 p.m. The series is free. This year's tributes cover Selena, Elton John, Paramore, and Panic! at the Disco, plus a Top 40 country night and a classic R&B and Motown night. Pet Adoption Week runs July 20 through 25 and overlaps two of the concert weekends.

Two years ago, a Saturday in Valencia usually meant driving somewhere: down the 5 to Burbank for a movie, over the 118 to Northridge for dinner, or across to Westlake for anything above a chain lunch. The reprogramming happening this summer collapses most of that back into a two-mile stretch of Magic Mountain Parkway and McBean.

Bowling and karaoke at Round1, hot pot at KPOT, and Sicilian pizza at Slice House all sit on the same floor plate you can already walk through with a stroller. Yard House and CAVA fill the gap for the meal you want before or after. Central Park's concert series gives you a free Saturday-night default from mid-July through the end of August. None of it requires a freeway.

Whether the Town Center reboot pays off long term will depend on how Centennial phases the rest of the ten tenants through 2027 and whether the food-hall side of Round1 draws the crowd the developer is banking on. What is already clear is that residents who wrote the mall off during the pandemic years have a reason to walk back in this summer, and the surrounding retail is being repositioned around that assumption rather than fighting it.
